Invest In Rental Property!

What better place to invest your finances than in to a tangible asset that every person needs? Rental property has historically been one of the safest investments in our modern history. I just listed a great rental property for a client and had several showings for it today. A new tenant will most likely be secured by the end of the day. There are a few key factors to buying and leasing rental property.

  • Buy in an area that has lots of jobs. People need work to pay your rent.

  • Buy in a decent school zone. People pay good money to move in to a particular school zone.

  • Don't break the glass ceiling. If you buy too big or too nice, you won't get the best return on your investment. Buy a property that an average family will want to maximize your market. I typically like 3 or 4 bedrooms and 2 bath houses for rentals. Nothing extravagant. The more you pay, the less favorable your ROI will be.

  • Screen tenants. I use a great website called mysmartmove.com that provides credit and background checks for applicants. Everyone's heard the horror stories of terrible tenants. Simply screening tenants and getting references will eliminate 99% of those nightmares.

  • Make great ads. Take great pictures. Most future tenants are looking online these days. Gone are the days of sticking a "for rent" sign in front and hoping for a call. To open yourself to the most tenants, make a great online ad.

  • Cash flow is king. Always do your research and math before buying. Know what your future rent should be and make sure that you will be putting money in to your pocket every month after mortgage, taxes, insurance and other expenses.
